How dumpster rental companies find jobs in demolition and construction permits
Demolition, new construction and large remodels all fill containers, and every one of them starts with a permit. Here is how roll-off and dumpster rental companies use permits to find contractors before they book.
Debris follows permits
A demolition permit means a building, a garage or an interior is about to come down, often within days. New construction and large remodels produce debris in phases over months. Roof replacements fill a container in a day. All of them need a permit first, and the permit is public.
The contractor is your customer
Unlike most home services, a dumpster is usually rented by whoever does the work. The permit names that business on most city records. One general contractor or demolition company that pulls a dozen permits a year is a repeat customer worth far more than any single job.
Make a list of the businesses that file the most demolition, new construction and remodel permits in your area, and visit or call them before their next job, not during it.
Fields that size the job
- Permit type and description: full demolition, interior demolition, new building, addition, reroof.
- Declared value: a rough guide to the size of the job, and so to the container size and the number of swaps.
- Address: the drop-off point, and whether it fits your yard's delivery area.
- Dates: a demolition permit just issued means a container is needed this week.
Things to watch for
- Owner-builders: some permits are pulled by the owner, who may rent directly. Treat them like any other customer at the address, within your local rules.
- Expired or cancelled permits: a permit that is never started produces no debris. Look at the status before you plan around it.
- Duplicates: some cities file one project as several permits (building, electrical, plumbing). Count the project once.
Plan routes, not single trips
Permits cluster: a new subdivision or a street of teardowns produces many jobs close together. Group visits to contractors and job sites by area, and drop containers where several jobs are starting at once.
